Green Projects

SouthEast Group has incorporated Green building practices and methods, also called sustainable design and development, in all of their resource-efficient land planning, construction, renovation, operation, maintenance, and demolition. SouthEast Group Green building practices focuses on five key areas:

  1. Sustainable Site Development
  2. Water Savings                          
  3. Energy Efficiency                      
  4. Materials Selection                    
  5. Indoor Environmental Quality

It's important to build green to minimize the huge impact that the construction, operation, and maintenance have on the environment. Our building green can reduce these negative impacts on the environment by requiring less resource consumption throughout the project’s lifecycle. In addition to environmental benefits, green building has potential economic and social benefits such as reduced operating costs, improved occupant productivity, minimized strain on local infrastructure, and improved overall quality of life.

At SouthEast Group all our Strategic Partners and professionals from site planners, to architects, to general contractors have the ability to increase the use of green building practices as they select locations, design our buildings, and specify materials and construction methods. Additionally, SouthEast Group is committed to implement green building practices by requesting and requiring that all our partners incorporate these strategies into our projects.

Incorporating all the practices of green building into every construction project, however, may rarely be possible because of time, money, or other constraints. Instead, it's more practical to focus on the practices with the most positive environmental impact for a given project. Consider the following priorities:

  1. Design and build energy-efficient projects.
  2. Reuse existing buildings and infrastructure instead of developing open space.
  3. Design projects that foster a sense of community and reduce dependence on cars.
  4. Optimize designs to use smaller spaces and to use materials more efficiently.
  5. Preserve or restore local ecosystems and biodiversity.
  6. Specify materials that are resource-efficient and have low environmental impact.
  7. Design for durability and adaptability.
  8. Design water-efficient buildings and landscapes.
  9. Provide a safe and comfortable indoor environment.
  10. Return, reuse, and recycle jobsite waste.

Finally, SouthEast Group’s green building practices can be integrated at any stage of a project; however, beginning the project with this integrated design and construction approach to our green building will yield the most significant benefits.

SouthEast Group’s Economic Benefits of Green Building

Few dispute the point that green building produces environmental benefits. However, the economic benefits often are perceived as minimal, or, when long-term economic benefits are acknowledged, it's with the caveat of increased upfront building costs. In reality, there are many low-cost green building practices that SouthEast Group will incorporate into our projects.

General Green Design Strategies

To maximize the economic benefits of green building, SouthEast Group, Inc. will incorporate sustainable building practices during the design phase of a project:

  • Integrate the planning and design processes. Including the general contractor and landscape designer in planning with the engineer and architect can save in energy design, streamline construction costs, and protect existing vegetation.
  • Minimize east and west-facing windows. This strategy helps to minimize cooling loads.
  • Leave floor slabs exposed. Eliminating carpeting helps avoid mold and the cost of carpeting.
  • Avoid structural over-design. Optimal value engineering (OVE) and advanced framing techniques can reduce material use without compromising structural performance.
  • Standardize dimensions to optimize material use. Reducing cut-off waste (material scraps left after usable materials are installed) saves money by requiring less material overall, reducing on-site labor for measuring and cutting, and reducing solid waste disposal fees.
  • Incorporate low water-use fixtures. Water-efficient equipment will help to conserve water for little, if any, additional cost.

Siting, Land Use, and Landscaping

Proper siting, land use, and landscaping can help the project to work with its natural surroundings; creating a more comfortable indoor and outdoor environment SouthEast Group will incorporate these low-cost practices for our green building projects:

  • Construct projects close to services. This reduces the cost and environmental impact of pavement, sewer lines, utility lines, and storm water systems.
  • Manage storm water responsibly. Rather than carry storm water off-site in storm sewers, allow for carefully planned infiltration basins and reduce impermeable surfaces.
  • Use native plantings. Native landscaping does not require irrigation and chemical treatments. In most cases, it costs less to landscape with native vegetation than to put in lawns.

Energy Systems

Correct HVAC system design and use of outside air helps keep inside air comfortable and healthy, and it reduces costs and increases savings. Here are some low-cost green approaches that SouthEast Group will use for our project’s energy system:

  • Model the project. During design, model the energy performance of a building so that mechanical systems can be optimized.
  • Expand the comfort envelope and downsize cooling equipment. Provide operable windows for natural ventilation and ceiling paddle fans for increased airflow to reduce cooling loads on mechanical cooling equipment.
  • Don't run ducts to exterior walls. Less ductwork is required, which saves money.

Products and Materials

A using recycled-content material certainly helps green a project. In addition, SouthEast Group will consider looking at conventional building materials in a new way to achieve a green effect:

  • Use structural materials as finish materials. Using exposed wood beams, concrete floor slabs, and tilt-up concrete panels saves building components that are costly in terms of resources and dollars.
